What is home staging?
Home staging aims to create a real “coup de coeur” when buying a property. The concept is based on the idea that a few adjustments to enhance or depersonalize a house or apartment can significantly improve the selling time and price.
What does photo home staging involve?
Photo home staging involves creating 3D images of an existing room, but depicted as if it had been refurbished.
What’s the point?
It’s crucial to understand that potential buyers make their decision when they fall in love, with selection criteria including price and visual appeal. Before planning a visit, a potential buyer makes a pre-selection based on the photos available. If these photos are not attractive, only around 20% of potential buyers are able to project themselves, i.e. imagine how they could arrange the rooms to their liking. In other words, 80% won’t consider visiting the property if the photos aren’t attractive. To avoid misleading buyers, it’s important to present photos of the rooms as they are, but it’s also crucial to make them understand how they could be rearranged with a 3D representation of the same rooms.
